Loans are for investment or business purpose transactions. Though typical loan terms are for 12 months, shorter and longer terms are, of course, an option. Each transaction is evaluated on its own merits and other conditions can be incorporated into the loan, in order to meet both investor and borrower needs.  Our transactions are full recourse loans and investors will receive the following at the close of each transaction:

• Original Note

• Recorded Deed of Trust

• Title Insurance Policy

• Hazard and Liability or Liability Only Declaration (depending on property type)

• Escrow Final Closing Statement and Signed Escrow Instructions

 Third Party Loan Servicing is available and recommended; however, some Investors in our group do prefer to service their own loans. Please know that investments in trust deeds secured by one or more interest in real property are subject to risk of loss.
